Four Things Sellers Should Fix Before Selling
When any seller is going to list their home on the market for sale there will be a list of action items to do to get the home in pristine condition. While you may be thinking of the bigger items, it is important to not overlook all of the little things. Here is a list of 4 things that you should pay close attention to before you put your home on the market for sale.
The Paint
A little paint goes a long way so if you have some time and the basic skills to tackle this yourself, then it can be an affordable way to really make a great impression. Worn paint can really make your home appear dated and neglected. If you don’t have the money or time set aside to paint everything inside and out, just spend time on the areas that have seen the most wear and tear or may be too taste specific for color. Keeping all the colors neutral is a safe route to go.
Carpeting
A dirty, pulled or worn carpet will certainly make a bad impression and make the place feel neglected. Consider replacing rooms that have an old carpet with either new carpeting or even better, upgrade flooring to a hardwood or laminate. These surfaces will be more sanitary, neutral and won’t trap in any foul odors like carpeting can. Some flooring options these days are not as expensive as you may think compared to the cost of carpet.
Locks and Door Hardware
Does your home have any broken door handles or locks that don’t function properly? These can be a problem if they don’t work well for showings and for any new owners making them feel unsafe.
Outdoor Decking and Patios
The same principle applies to the outdoor areas of your home. Do any of your exterior spaces like a front stoop or rear deck need any repair? Aside from eliminating any safety concerns, replacing compromised decking or broken masonry will also give buyers the sense that the home has been well maintained.
